House Rules
By leasing office space at 3331 Sandy Way, tenants agree to the following:
NOISE AND CONDUCT
Tenants shall not make or allow any disturbing noises in the unit by Tenant, family or guests, nor do, nor permit anything by such persons, which will interfere with the rights, comforts or conveniences of other persons.
All musical instruments, television sets, stereos, radios, etc., are to be played at a volume which will not disturb other persons.
The activities and conduct of Tenant, Tenant’s guests and minor children of Tenant or guests, outside of the unit on the common grounds, parking areas, or any recreation facilities must be reasonable at all times and not annoy or disturb other persons.
No lounging, visiting or loud talking, that may be disturbing to other Tenants will be allowed in the common areas at any time.
CLEANLINESS
The unit must be kept clean, sanitary and free from objectionable odors.
Tenant shall assist management in keeping the outside common areas clean.
No littering of papers, cigarette butts or trash is allowed.
No trash or other materials may be accumulated which will cause a hazard or be in violation of any health, fire or safety ordinance or regulation.
Garbage is to be placed inside the containers provided and lids should not be slammed. Garbage should not be allowed to accumulate and should be placed in the outside containers on a daily basis.
Furniture must be kept inside the unit. All personal belongings must be kept inside the unit, or in storage areas approved in writing by Landlord/Manager. Any items outside the unit (unless approved in writing) are subject to removal by Landlord/Manager. Tenant may be charged for the cost of removal.
Articles are not to be left in the hallways, stairwells, garage, backyard, or any other common areas.
Clothing, curtains, rugs, sheets, towels, etc. shall not be shaken or hung outside of any window ledge, railing, fence, or balcony.
TRASH
Trash day is currently on Wednesdays and we expect that trash cans will be returned to their designated receptacles within 24 hours of pickup. Trash cans that remain unreturned after 48 hours will incur a $20 return fee applicable to next month’s rent. If infirmity, or travel requires assistance by exception, please let us know in advance. Not only is it important for maintaining the appearance of our complex, but it helps make more street parking spaces available.Residents are prohibited from using another resident's trash or recycling bin without their written permission.
PARKING SPACE
Residents are assigned 1 parking space that is reserved for well maintained and functioning vehicles only. All other uses (i.e. auto repair, cleaning, oil changes, loitering, sports, storage, etc.) are forbidden under and therefor may be subject to fines. No other automobiles, motorcycles, bicycles, skateboards, etc. may be stored in the garage other than the 1 allotted automobile that belongs to the tenant named on the lease for each parking space.Additionally, all residents are prohibited from storing automotive related products (batteries, spare tires, car seats, covers, etc.) in the parking garage. These items should be kept in your private storage closet.
SMOKING
All forms of smoking cigarettes, cigars, hookah, or vaping is strictly forbidden indoors, in the stairwells, the laundry room, storage areas, or in the parking garage. Outside, smoking is only allowed more than 20 feet away from the property.
HOUSEKEEPING
Residents are responsible for keeping interiors (and appliances) free of damage and exteriors free of debris, trash or unsightly objects. We supply and replace furnace filters three times annually, but residents supply all light bulbs. A forth filter change between Thanksgiving and March is available upon request. Kids are cute and free to play with their toys, but toys left out and about afterwards are not appropriate for the appearance of our complex. For their safety, no child’s play is allowed on rocked areas or in the trash can cubicles aka can kennels.
PETS & SERVICE ANIMALS
Tenants and their guests are expressly prohibited from having any animals on the property other than registered Service Animals. Only pre-approved and verified Service Animals owned by the tenant named on the lease may be present on the property. If a tenant does have a Service Animal, they are required to pick up and dispose of pet waste within 24 hours.Additionally, if a Service Animal owner, please be mindful of the common areas behind and around the complex. Do not let your dogs bark, howl, run freely, be without a leash, or be unattended at anytime. If your dog is prone to barking, please calm your dog regularly and keep its sound to a minimum. Be careful with your dog and do not let it approach other residents or residents’ pets at any time.
HOUSE GUESTS AND VISITORS
Residents are allowed to have family and friends visit, but their stays must be limited to 7 days or less unless the tenant has received written permission from the landlord in advance.You may not have any unauthorized individuals house-sit or visit unaccompanied without written permission from the landlord beforehand.These rules not only help keep the complex safe, but they help ensure peace of mind for other residents by not having unauthorized individuals who do not have personal information and background checks on file with the landlords.
PROPERTY SURVEILLANCE
Tenants agree and are aware that the exterior common areas of our property are under 24/7 video and audio surveillance. Any activities done in public will be recorded for safety.
Frequently Asked Questions
Are apartments allowed to be used for business purposes?
No, tenants are not allowed to use their apartments for any commercial purposes, such as to create/manufacture, sell/trade, rent, etc. any products or services from your apartment. (other than online-only with no visitors)
How long are your leases?
All of our apartments are leased for a minimum of 12 months. After the expiration of the first 12 months, leases automatically convert to a month-to-month basis.
Do storage closets have electricity or electrical outlets?
None of the storage closets have any electricity or electrical outlets available. There is exterior lighting on the property at night for accessing your apartment, but for lighting at night you would need battery-powered lights.
Am I allowed to sublease to anyone?
No, tenants are not allowed to sublease, rent to, or host anyone without the written approval from the landlord beforehand. Even with written approval, the potential roommate must pass a credit and background check.
